40b Site Planning and Development
Brandywine Village, Franklin, MA

This project, a sixty-four (64) lot single family home development located in Franklin, Massachusetts was approved under a Massachusetts General Law Chapter 40b Comprehensive permit as an "affordable housing" development. The project site involves greater than 46 acres of land, with house lots varying in size from 1/3 acre to over 1 acre. The project included a complete drainage and stormwater recovery system to keep all stormwater on site, and complete water and sewer utility systems. Norfolk  provided conceptual and final designs and permitting services for the site, including meeting all MEPA and wetlands requirements, and a Sewer Extension Permit from the Massachusetts Department of Environmental Protection. Norfolk's role also included engineering support during 40b permit negotiations, and support for the client's attorneys during litigation related to the proposed development. Engineering included site plans and definitive subdivision plans.
